Legal Status

situacion juridica

First of all, all the legal documents are needed.

It is important to have some of the following documents in order to know the legal status of the property.

The Property Registry, the certificate of occupancy, the confirmation that the property is free of charges, its legality and that the surface of the house is the same that the one in the cadaster are some of the most important documents that must be required.

Private Contract

contrato

Once the legal documents have been verified and state that all the papers belonging to the property are in order, the private purchase contract will be signe. This contract will be signed before Signature of the Title Deeds of the property.

This contract is not mandatory but it ensures the purchase operation, sets the purchase selling price, a reservation deposit is paid and allows time to prepare all the necessary documentation for the subsequent signing of the Deeds before a Notary.

Title Deeds

escritura

Finally the Dees will be signed, keys will be handed over and payment of the property will take place.

In order to register the property in the Property Registry, it is necessary to sign the Deed before a Notary.

The buyer is the one who chooses the notary that suits him best.

This process will entail different expenses such as the Property Registry, notary fees, taxes and others.
